The Newlands historic buildings are of vital importance in the narrative of the local area and the broader national history, and they support the Newlands Village community identity and develop a shared sense of place. Maintaining historically significant buildings in this specific area also boosts the resale value of these prestigious homes. Existing interior spaces were dark and unpleasant. It was clear that an intervention was urgently needed. Poorly added additions were removed, as well as interior walls, to improve flow while simplifying the living spaces. The main bedroom encapsulates the modernist “less is more” ethos, while beautiful views are captured from the new patio situated at the front of the façade. Extensive alterations and additions to this existing dwelling were added through functional design practices. The footprint of the existing house was used as a platform to design added additions. All the finishes are of high standard and quality. The aesthetic is clean, simple and elegant. The use of neutral colours coupled with sophisticated pieces of bespoke furniture makes for an easy-going, yet chic atmosphere with elegant finishes.
Plans were approved and the Heritage Western Cape [HWC] heritage permit had been obtained. A Section 34 Application and heritage statement was completed in accordance with the process as set out within the National Heritage Resources Act (NHRA Act no. 25 of 1999) for proposed intervention at Pear Lane, Newlands. The proposal triggered Section 34 of the NHR Act A section 34 and an application was approved by Heritage Western Cape for this Edwardian styled home.
The brief called for an investigation that serves to highlight heritage significance, identification of heritage indicators and list of recommendations for the proposed action. Scope and study approach thus included:

Policy review in terms of relevant planning and / or conservation policy and/or principles, where appropriate
Analysis of the significance of heritage resources affected
Assessment of proposed intervention in terms of heritage impacts
